Out of these ideas I think:
Unlikely:
Train: Munch too linear
Mansion: I think it could be apart of a theme, but I don't see it becoming the end all be all theme again anytime soon especially with the sequels opening the door to other locations.
Castle: Considering this theme has been reused twice in the sequels, I don't really see this becoming a main theme for the next game. Especially considering suits of armor are pretty common in this series(Armory, Guard Hall,Medieval exhibit, King Macfrights and etc.).
Cruise Ship: Its basically the hotel theme again but on water so unless parts of it takes place off of it, I don't see this one working either. Plus if it were to take place entirely on the ship it would have to be split up in a similar to 3 where you explore each deck individually.
Likely:
Town: A town has tons of buildings to explore and would be the first time where a game take place mostly outside. It could also have some new things you couldn't do indoors like riding vehicles or maybe do some decorating like in Animal Crossing.
Globetrotting: This one is reusing the Multiple Mansion ideas from 2 and expanding on it even further where the locations will be much bigger and have way more to explore. It would also fit into the narrative of the series as E.Gadd's new base of operations is the hotel(where King Boo is contained).
Theme Park: So far we had a Mansion, Multiple Mansions, and a hotel. I think a theme park would certainly be good place to go to next as not only would it be way bigger, you'd have a lot more space to move around in compare to the more compact areas of previous games.
Did you know the Chain Ghosts in Dark Moon don't show up in containment unit in 2 HD or that when in a Creeper, ghosts don't attack you?

@Snwtrooper So far from what I played form the first Mansion, yeah it's more or less the same game with updated textures and slightly different cutscenes. The updated controls and TV brightness are a nice touch though.

All of them. This is a Luigi's Mansion movie, like the Mario movie, their going to include elements from all the games.
