The Boilerworks are the 10th floor in the game unlocked, obtained by beating Ug and rescuing the blue Toad. The whole place seems to be the water management supply for the hotel, with pipes and controls everywhere. The boss fought here is Clem.
Appearance[]
The lowest floor of the hotel, the Boilerworks, is completely industrial, with filth, pipes, machinery and gears everywhere. It has heavy emphasis on subterranean and sewer themes, as the majority of the floor is capable of being flooded by the altering water levels. While somewhat minor, this floor also has a hillbilly/cowboy theme, indicated by a few things; the style of music, and Clem's general attitude and demeanour. It's likely that Clem lives or sleeps in the Storage Room, as there is a mattress with a few posters and a banjo located in the room. For unknown reasons there is a submarine underneath Sewer C's section.

Return Mission[]
Before being able to access the main part of 12F - The Spectral Catch a giant ship bow blocks the way, too big and sturdy for any other way to proceed through. E.Gadd then calls, and says that he has a gadget for that, and then that he sent the red toad to get it. Luigi then returns to the lab.
When In the lab, E. Gadd gets worried that he hasn't come back yet and checks the camera that the Toad had on him. What he gets is unsettling news: The Toad was originally carrying the part, but then he gets ambushed by a bunch of ghosts. After running and even more ghosts attacking him, he manages to climb up a pile of trash and on top of a divider to another side of the Room.
When Luigi gets there, what then happens is something very similar to the Toad Rescue missions from Luigi's Mansion: Dark Moon. Toad follows Luigi around for the most part, and if lost (not shot) starts crying on the spot. When Luigi nears, he sounds happy and starts following him again. If a ghost or any other thing scares him, he starts to run around. He can also be sucked up and then shot at any direction, which is what is used to progress at the end of the return mission. Slinkers sometimes grab him and use him as a shield.

When Luigi returns to the Lab, E. Gadd installs it and Luigi unlocked the Super Suction. When given access to a giant sparking plug, he can activate it. Luigi's slamming time is also extended by 25%, allowing for 5 slams normally, and up to 7 with perfect timing. Doing 7 will unlock an achievement.
Gems[]
Each floor of the hotel will have 6 different gems of several colors.
All the gems in the hotel will have a distinctive shape depending on the floor they are located. The ones in the Boilerworks will be wrench shaped.
White Gem[]
This is only accessible during and after the second trip to the Boilerworks with Toad.
In the low level of the Old Reservoir, Luigi can reveal a Gem Goob by tossing a bucket of paint on the upper-left wall, this will show the silhouette of the Goob, who after being discovered, will try to flee from Luigi.
This silhouette can still be seen slightly before launching the painting, giving the hint that a ghost is hiding there.
Red Gem[]
When entering the Storage Room, Luigi will find a green pipe, but there is another one hidden to the left of this one behind a yellow cleaning cart. The player must use the Suction Shot to break the object and reveal the new pipe.
Gooigi must pass through to get to the west part of the room. there will be a water leak that will not let him pass through. From the other side, Luigi must turn the valve to the right with a suction to stop the flow.
Now Gooigi must go to the pipe on the right, which will take him down. Due to Luigi changing the flow of the water, it now blocks the gem. Luigi must change the valve to the left again with a blow. Now Gooigi can grab the red gem.
Blue Gem[]
In the back left of the Observation room, Luigi needs to use the Dark-Light Device to restore a hidden boiler.
After this one is restored, he then needs to flash the Strobulb at the green receptor on the coffee machine. The machine will malfunctions with so many coffee, and some of it will even fall on the control panel, breaking it and revealing a secret compartment that contains the gem below.
If the chair somehow obstructs the machine, it can be moved using the suction function or just pushing it.
Green Gem[]
The water must be drained before doing this.
On the Sewer B, At the south-east end, there is a platform that rises when a chain is pulled. Luigi and/or Gooigi can pull on a chain with a suction while the other rides the platform to where they can reach the gem, vacuuming it to obtain it.
Purple Gem[]
The water must be drained before doing this.
On Sewer C, There is a strange grey pipe below a chain with a yellow sphere and next to a malfunctioning light, this one can be opened so Gooigi can go through after using the Suction Shot on it.
It will reveal a submarine underground where Gooigi can make the gem appear by lighting a stove using a piece of burning wood on the left. This will heat the pot of the right and release the gem.
Yellow Gem[]
Right at the Elevator Hall, Luigi will find pipes on the eastern front wall. there's a fake wall in between the two pipes, revealing another one. Gooigi must enter this pipe.
Once this pipe has transported him up, the player can continue walking to the left to find the gem at the end.
Trivia[]
- The Boilerworks are the only floor in the game in which you have to return to it for non-Polterkitty story purposes after beating the boss of the floor, since you need a special part found there to proceed to Captain Fishook in 12F - The Spectral Catch.
- This also has the longest return sequence of any floor.
- This is the only floor with a Toad escort mission.
- Unlike the missions in Luigi's Mansion: Dark Moon, the Toad is not stuck in a painting.
- The way to obtain the White Gem is reminiscent of the mechanics in the Splatoon games, another franchise created by Nintendo.
